The short version

AddressTwin is a decision-support tool. It is not financial, legal, building, environmental or property advice. Data may be incomplete, delayed, estimated or inaccurate. Always verify directly with official sources and qualified professionals before making property decisions.

AddressTwin does not replace

A risk report is a starting point. It does not replace any of the following, and you should still engage the right professionals before making a property decision:

  • a conveyancer or solicitor
  • a building and pest inspection
  • a licensed buyer’s agent
  • official council / planning searches
  • environmental assessments
  • insurance advice
  • direct verification with government sources

How precise the data is

Some data layers are address-specific. Others may be suburb-level, district-level, regional, estimated or proxy-based. Each report shows the source, date, granularity and confidence level for every layer.

Address Twin is a decision-support information tool. Nothing on this website constitutes financial advice, property investment advice, conveyancing advice, or any other form of professional advice. The scores, ratings, and summaries presented are algorithmic calculations based on publicly available government data and are provided for general informational purposes only.

You should not make any property purchase, sale, or investment decision based solely or primarily on information provided by Address Twin. Always seek qualified professional advice from a licensed real estate agent, financial adviser, conveyancer, or other relevant professional before making any significant property decision.

Data Accuracy and Currency

Address Twin aggregates data from official government sources. However, this data may be:

  • Incomplete — not all areas or properties are covered by all data sources
  • Delayed — most datasets update quarterly, monthly, or annually, not in real time
  • Inaccurate — government datasets may contain errors, omissions, or outdated records
  • Subject to change — risk zones, classifications, and boundaries change over time

Always verify information directly with the relevant government authority before relying on it.

Bushfire Safety

Bushfire risk information displayed on Address Twin is derived from DFES (Department of Fire and Emergency Services WA) mapping data. This information is indicative only. Official BAL (Bushfire Attack Level) assessments must be conducted by qualified practitioners. Risk zones change over time and the data shown may not reflect the most current classification. Contact DFES or your local council for authoritative bushfire risk information.

Contaminated Sites

Contaminated site information is sourced from the EPA WA Contaminated Sites Register. The register is not exhaustive — sites may be contaminated but not yet investigated, classified, or recorded. The absence of a contaminated site record for a location does not guarantee that the location is free from contamination. Always commission an independent environmental assessment for properties where contamination is a concern.

Scoring Methodology

Scores on Address Twin are calculated using weighted combinations of official data sources. The weighting system is configurable and reflects user preferences, not objective rankings. Two profiles with different weightings will produce different scores for the same suburb. No score on this platform should be interpreted as an objective measure of a suburb's quality or suitability for any particular buyer.
